Mitcham Kokia marks the most important intersection of the city center, supporting the vibrant activity of Jaffa Street and creating a portal to the oasis of the Anna Ticho garden.

The mixed-use podium provides significant commercial space, restaurants, and critical public use areas with outdoor spaces for kindergartens, facilitating the local community.

A connection between Jaffa Street and the Anna Ticho park adds vitality to the secluded garden, while preserving its protected nature.

The building’s podium relates to the existing scale of the street , and the towers join others along the light rail route, providing residences that transform the area from a destination to a community.

The circulation and pedestrian connectivity of the project extend the commercial life of the street, and provide spaces for both rest and interaction.

The podium is set back, widening Jaffa street and acommodating the light rail station. Its structure, scale and materiality responds to the historic architecture of the area.
